Investment Deal Manager

Courtley Roy is an entrepreneurial, growing property and real asset investment manager, whose founders have a long history in property development and value creation. We specialise in both equity and private credit financing, including loans for development, construction and stabilised assets across residential, industrial and commercial sectors. Together, our team has extensive experience across development, construction, risk management, banking and investment management.

The role

The Investment Deal Manager supports senior executives in evaluating and executing property and real asset investment opportunities across the firm’s equity and debt (private credit) financing strategies. The role sits at the centre of evaluating opportunities, building the analytical case for investment, and helping the team drive deals through due diligence to settlement.

The Manager will build sophisticated financial models, perform rigorous market research and valuation analysis, create investment summaries, lead due diligence and then monitor and report on the investment/asset performance. The Manager works closely with Courtley Roy’s senior executives and expert advisers (e.g. legal, accounting) to deliver high quality transaction outcomes, interacting directly with clients.

Key responsibilities

• Deal evaluation & screening – quick-look analysis and comparables research to enable initial feasibility and screening.

• Financial modelling & valuation – build and maintain detailed financial models and assessment of valuations with sensitivities and scenario analysis.

• Due diligence & deal execution – manage the end-to-end due diligence process, support negotiation and drafting of term sheets and compliance requirements.

• Investment committee papers and portfolio management – preparation of investment committee papers, monitoring of active investments, tracking of milestones and reporting on performance.

EXPERIENCE AND QUALIFICATIONS

• Experience: 5-8 years’ relevant experience in real estate private equity/credit, banking or transaction advisory.

• Education: Bachelor’s degree in finance, real estate/property economics, actuarial studies or other related discipline. Post-graduate (e.g. CFA or property valuation) qualifications viewed favourably.
  

SKILLS & ATTRIBUTES

• Advanced Microsoft Excel financial modelling skills and preferably proficiency with Argus EstateMaster.

• Strong grasp of both debt and equity analytical frameworks.

• Sound commercial judgement and numerical accuracy, with the discipline to sense-check outputs against reality.

• Clear written and verbal communication – able to distil complicated analysis into concise investment committee, investor and borrower documents.

• High attention to detail, strong organisation skills and the ability to manage multiple deals and deadlines concurrently.

• A collaborative style, comfortable working closely with stakeholders.
