OROSI is expanding, and we are seeking a talented Design Architect to join our team.
This opportunity is ideal for an exceptional, well-rounded NSW Registered architect with a strong eye for detail and an appreciation for quality design. If you are passionate about creating refined residential architecture and are looking to broaden your expertise beyond design into the property development side of the business, this role offers a unique opportunity to do so.
In addition to a competitive salary, the successful candidate will be eligible to participate in a performance-based profit-sharing bonus, providing the opportunity to share in the success of the business.
OROSI is a Sydney-based luxury property developer specialising in the design, development, and construction of premium residential apartments and homes, with a primary focus on Sydney's Eastern Suburbs. The company delivers high-end residential projects through an integrated approach that combines architecture, construction, interior design, and wellness to create exceptional living environments. This fully integrated approach provides the team with hands-on involvement at every stage of the development process, fostering close collaboration, enhancing technical expertise, and delivering a comprehensive understanding of project delivery from concept through to completion.

Key ResponsibilitiesFeasibility studies and Concept design DA package and managing Council and Court process Prepare tender documentation, respond to tender queries and assist with tender assessments and contractor selection. Coordinate consultant teams throughout the documentation and construction phases. Mentor junior staff and provide technical guidance in Revit, detailing, documentation and project delivery. Review shop drawings, samples, finishes, prototypes and technical submissions for compliance with the design intent and project documentation.Ensure documentation quality, technical accuracy and compliance with the National Construction Code (NCC),DBP Act and relevant Australian Standards. Manage project programmes, deliverables and consultant coordination. Lead client, consultant and builder meetings, ensuring clear communication and efficient project delivery. Respond to Requests for Information and resolve architectural and construction issues efficiently during the construction phase.Attend site inspections, monitor construction quality and prepare site observation reports.Coordinate defects inspections, practical completion, final documentation and project close-out.Work closely with the development and construction teams to assess buildability, value-management opportunities and procurement requirements.Maintain clear project records, including design decisions, drawing revisions, approvals and consultant correspondence.Support the preparation and coordination of statutory compliance documentation required for Class 2 residential projects.Take ownership of projects from concept through to completion.
What We're Looking ForMinimum 8 years' experience in the Australian architectural industry. Strong portfolio delivering Class 2 residential projects. Extensive experience producing and managing Construction Certificate (CC) and construction documentation. Strong working knowledge of Revit and BIM workflows. Excellent understanding of the National Construction Code (NCC) and relevant Australian Standards. Confident communicator, comfortable leading client, consultant and builder meetings. Proven ability to manage projects independently and mentor junior team members. Someone who takes ownership, is highly organised and brings clarity to complex projects.
