About the role

Stone Real Estate Neutral Bay is seeking an experienced Senior Property Manager to join our dynamic team in a full-time capacity. Based in Neutral Bay, NSW, this is a strategic leadership position that plays a vital role in delivering exceptional property management services to our residential portfolio. As Senior Property Manager, you will oversee the day-to-day operations of multiple properties, lead a team of property management professionals, and ensure the highest standards of service are maintained across all residential leasing and property management activities. This role is central to maintaining Stone Real Estate Neutral Bay's reputation for excellence in the competitive residential property management sector.

Key responsibilities

• Manage and oversee the day-to-day operations of approx. 200 residential properties, ensuring efficient and compliant management in accordance with relevant legislation and company policies

• Lead, mentor and supervise a team of property management staff, providing guidance, training and performance management to ensure optimal team productivity and service delivery

• Handle tenant relations, including managing inquiries, resolving disputes, and ensuring tenant satisfaction whilst protecting landlord interests

• Conduct regular property inspections and maintenance coordination, liaising with contractors and service providers to maintain property standards and address any maintenance issues promptly

• Manage rental collections, arrears follow-up and financial reporting for assigned properties, ensuring accurate record-keeping and timely remittance to landlords

• Prepare and present comprehensive property reports to landlords, highlighting performance metrics, maintenance issues and recommendations for improvement

• Ensure compliance with all relevant residential tenancy legislation, fair housing laws and company policies across all managed properties

• Coordinate leasing activities, including advertising properties, conducting viewings, processing applications and executing lease agreements

• Develop and implement strategies to improve property performance, occupancy rates and tenant retention

• Manage budgets and operating expenses for assigned properties, identifying cost-saving opportunities without compromising service quality

What we're looking for

• Minimum 3+ years' experience in residential property management, with proven experience managing multiple properties and/or leading a property management team

• Strong knowledge of residential tenancy laws and regulations applicable in New South Wales, demonstrating a commitment to legal and ethical compliance

• Excellent communication and interpersonal skills, with the ability to manage relationships effectively with landlords, tenants, contractors and team members

• Demonstrated leadership capability with experience supervising and developing staff members

• Strong organisational and time management abilities, capable of managing multiple properties and priorities simultaneously

• Proficiency with property management software and systems, along with solid computer literacy across standard office applications

• Problem-solving mindset with the ability to resolve conflicts and handle challenging situations professionally

• Customer service orientation with a focus on delivering excellence and building positive relationships

• Real Estate Certificate of Registration or license required.
