Project Manager

About the role

As Project Manager, you will take overall responsibility for the successful delivery of your allocated commercial fitout projects. You will be the key link between the client, consultants, Site Manager, subcontractors, suppliers and our internal team, ensuring everyone is working towards the same programme, budget and project outcome. You'll manage commercial fitout projects from pre-construction through to completion and handover, with responsibility across programme, budget, procurement, subcontractors, client relationships and overall project performance.

Key responsibilities

• Take ownership of projects from pre-construction through to practical completion and final close-out, including reviewing contracts, drawings, specifications, scope, budgets and project documentation at commencement

• Develop and maintain detailed construction programmes and manage multiple projects simultaneously while maintaining visibility across programme, cost, quality and client requirements

• Ensure projects are delivered safely, on time, within budget and to Ultimate Fitouts' quality standards, identifying potential problems early and taking action before they impact programme or budget

• Take ownership of the approved project budget and target margin, monitoring committed costs, actual costs, forecast costs and project profitability throughout delivery

• Review project financial performance regularly and report any potential cost overruns or margin risks, preparing and managing project cost forecasts

• Obtain and review subcontractor and supplier quotations, compare pricing against project allowances and scope, and negotiate pricing, scope and commercial terms where appropriate

• Preparing project estimates and managing resources for on-time, on-budget completion

• Select and recommend subcontractors and suppliers based on capability, price, programme and previous performance, and engage approved subcontractors in accordance with company procedures

• Prepare and approve purchase orders within delegated project authority, ensuring they clearly define scope, price and delivery requirements

• Identify potential variations as early as possible, obtain subcontractor and supplier pricing, prepare client variation pricing and supporting documentation, and maintain an accurate variation register

• Act as primary point of contact for clients throughout project delivery, building professional and trusted relationships, understanding client priorities, leading project meetings and providing clear progress updates

About you

• Demonstrated Project Management experience within commercial construction and/or commercial fitouts

• Strong knowledge of the complete construction project lifecycle and experience managing commercial fitout projects from commencement through to completion

• Strong understanding of project budgets, forecasting and cost control

• Experience with procurement, subcontractor engagement and purchasing

• Strong contract administration and variation management capabilities

• Experience working directly with clients, consultants, subcontractors and suppliers

• Strong programming and planning skills and ability to confidently read and interpret drawings, specifications and construction documentation

• Sound understanding of building regulations, compliance and WHS/OH&S requirements

• Excellent written and verbal communication skills and strong computer and project administration skills

• A current Australian driver's licence is essential for this role
