Assistant Property Manager

K Property Group Sunshine Coast is seeking an organised, proactive and service-focused Assistant Property Manager to join our property management team.

This role operates within our pod-based property management system, where you will work closely with an experienced Senior Property Manager. The structure provides clear responsibilities, consistent support and the opportunity to develop your property management skills without being solely responsible for managing an entire portfolio.

The Senior Property Manager manages landlord communication, arrears, owner lease-renewal discussions, compliance, disputes and portfolio performance, while mentoring and supporting the Assistant Property Manager.

Key responsibilities

As an Assistant Property Manager, you will:

• Conduct tenant viewings, routine inspections and entry inspections.

• Process tenancy applications, including references and tenancy database checks.

• Prepare new leases and establish accurate tenant files.

• Assist with lease renewals, including tenant correspondence, issuing documents and following up signed agreements.

• Coordinate maintenance requests and communicate with tenants, owners and contractors.

• Escalate significant maintenance matters to the Senior Property Manager.

• Respond to general tenant enquiries.

• Manage changes to shared tenancies and update relevant tenancy records.

• Complete and maintain PropertyMe checklists.

• Ensure tenancy files are accurate, current and compliant.

• Process approved invoices ready for payment.

• Keep the Senior Property Manager informed of relevant tenancy and property matters.
