About the role

Ray White Leongatha & Foster is seeking an experienced and dedicated Property Manager to join our growing team in Foster, VIC. This is a full-time position based in our Foster office, where you will play a crucial role in managing residential properties and delivering exceptional service to both landlords and tenants. As a Property Manager, you will be responsible for the day-to-day operations of our managed properties, ensuring compliance with all relevant legislation whilst maintaining high standards of customer satisfaction. This role is integral to our business, directly contributing to our reputation for excellence in residential property management across the region.

Key responsibilities

• Managing the full lifecycle of Residential and Commercial rental properties, including tenant acquisition, lease management and property maintenance coordination

• Conducting property inspections, preparing detailed reports and ensuring properties meet required standards and legislative requirements

• Handling rent collection, processing payments and managing arrears in accordance with relevant legislation and company policy

• Maintaining accurate and organised records for all properties under management, including lease agreements, financial documentation and maintenance history

• Responding promptly to tenant and landlord enquiries, addressing concerns and resolving issues professionally and efficiently

• Coordinating maintenance and repairs, obtaining quotes from service providers and managing contractors to ensure quality and cost-effectiveness

• Ensuring compliance with all relevant tenancy laws, regulations and statutory obligations including bond lodgement and dispute resolution

• Building and maintaining strong relationships with landlords and tenants to maximise satisfaction and retention

• Marketing vacant properties to prospective tenants and conducting viewings and tenant screenings

• Preparing and presenting regular financial reports and property performance updates to landlords

What we're looking for

• Proven experience working as a Property Manager in residential property management, ideally within Victoria

• In-depth knowledge of Victorian tenancy legislation, the Residential Tenancies Act and fair trading requirements

• Strong organisational and time management skills with the ability to manage multiple properties and competing priorities effectively

• Excellent communication and interpersonal skills with the ability to interact professionally with diverse stakeholders including landlords, tenants and contractors

• Proficiency in property management software systems and Microsoft Office applications

• Demonstrated experience in financial record keeping, rent collection and managing property budgets

• Problem-solving mindset with the ability to handle complaints and disputes with tact and professionalism

• A proactive approach to maintenance coordination and property upkeep

• Relevant qualifications or certifications in property management or real estate (preferred)

• A valid driver's licence and willingness to travel to properties as required
