Property Manager

About the role

Ray White Carlingford is seeking a dedicated and experienced Property Manager to join our growing team in Carlingford, NSW. This is a full-time position that plays a crucial role in maintaining and enhancing the quality of residential properties within our portfolio. As Property Manager, you will be responsible for overseeing day-to-day operations, tenant relations, and property maintenance to ensure optimal tenant satisfaction and property performance. This role is integral to our business operations and directly impacts our reputation and success in the residential leasing and property management sector.

Key responsibilities

• Managing day-to-day operations of residential properties, including tenant communications and dispute resolution

• Conducting property inspections and coordinating maintenance and repair works to keep properties in excellent condition

• Collecting rental payments and managing financial records related to properties under management

• Managing property budgets and monitoring expenditures to ensure cost-effectiveness

• Addressing tenant complaints and concerns promptly and professionally

• Maintaining comprehensive property records and documentation

• Liaising with contractors, tradespeople and service providers to ensure quality workmanship

• Ensuring compliance with relevant housing and property management regulations and legislation

• Maintaining and building strong relationships with landlords and tenants.

What we're looking for

• Proven experience as a Property Manager in the residential leasing and property management sector, preferably with 1+ years' experience

• Strong knowledge of relevant legislation and regulations in New South Wales, including the Residential Tenancies Act

• Excellent customer service and communication skills with the ability to manage relationships with tenants, landlords and contractors

• Proficiency in property management software and Microsoft Office applications

• Strong organisational skills with the ability to manage multiple properties simultaneously

• Sound financial management capabilities and attention to detail

• Problem-solving skills and the ability to handle difficult situations with professionalism

• Current driver's licence and willingness to travel to properties for inspections and viewings

• Relevant qualifications or certifications in property management are highly desirable

• A professional, ethical approach to property management and tenant relations
